When people see one of my listings online, they see the finished product.
Professional photography.
Video.
Staging.
Marketing.
A polished property ready for showings.
What they don't see is everything that happened before the listing went live.
I believe some of the most important work I do as a listing agent happens before Day One.
1578 Heights Court is a perfect example.
The Estates of Marco Island property went pending just 16 days after launch, compared with an average market time of approximately 97 days.
But our work didn't begin on Day One.
Step One: Evaluate
Before making recommendations, I need to understand the property.
I walk through the home as both an advisor and a potential buyer.
What will buyers love?
What might distract them?
What needs attention?
What should we leave alone?
Which improvements are likely to provide a return, and which would simply cost the seller money without materially changing the outcome?
Preparation isn't about making everything new.
It's about knowing what matters.
Step Two: Clean Out and Simplify
Luxury buyers still need to be able to see themselves living in a home.
Excess furniture, personal items and years of accumulated belongings can distract from architecture, room size, views and flow.
For many of my sellers, particularly those who live out of state, this stage requires significant coordination.
That is part of my role.
The objective is to make the process easier for the seller while preparing the property to make the strongest possible impression.
Step Three: Stage
Staging isn't simply decorating.
Good staging helps communicate how a home lives.
It can improve flow, emphasize scale, create focal points and direct attention toward the property's most important features.
In a waterfront home, that may mean allowing the eye to travel through the room toward the water rather than stopping at the furniture.
Every decision should support the story we're trying to tell.
Step Four: Understand the Competition
Before establishing our final pricing and positioning strategy, I study the market.
What sold?
What is pending?
What failed to sell?
What has been reduced?
Most importantly, what can today's buyer purchase instead of our property?
Active competition matters.
Step Five: Price Intentionally
Price is part of marketing.
My objective isn't to choose the highest number we can justify on paper.
It's to identify the price that best positions the property relative to its competition while protecting the seller's value.
There is an enormous difference between testing the market and strategically entering it.
The first 21 days are too important to waste.
Step Six: Tell the Property's Story
Only after the preparation and positioning are complete do we create the marketing.
At 1578 Heights Court, the story wasn't simply bedrooms and bathrooms.
It was a half-acre Estates homesite.
125 feet of waterfront.
Deep-water direct Gulf access.
Three homesites from open water.
A three-car garage.
Elevated construction.
A private pool.
And an opportunity to begin enjoying the Marco Island boating lifestyle immediately.
That is what buyers needed to understand.
Step Seven: Launch
I often say:
We don't just list. We launch.
A successful launch brings preparation, pricing, photography, video, digital marketing, agent outreach and property storytelling together at the same moment.
The goal is to create maximum impact when buyer attention is highest.
At 1578 Heights Court, that strategy resulted in a pending contract in 16 days.
The sign in the yard was one of the final steps.
The work started long before it arrived.
