Summer in the Sunshine State is notorious for extreme weather patterns. The mid-year months are marred by sweltering heat, unbearable humidity and frequent downpours – hence why seasonal dwellers flock north to far more temperate climates. However, while burdensome, these minor irritants are of little concern to Florida homeowners. The far greater threat lies in the dreaded hurricane, which has a long history of battering the beloved peninsula. And, as of June 1, we are officially in the trenches of storm season, which lasts through the summer and most of fall, until November 30.
 
According to the National Oceanic and Atmospheric Administration (NOAA), approximately 13 to 19 named storms are predicted to stir up trouble in the Atlantic Ocean this year. In the event of imminent landfall, it’s imperative that Floridians adequately prepare to meet Mother Nature’s challenge. Many of today’s properties are equipped with hurricane-ready features that enhance security and durability. Judie Berger, of Premier Sotheby’s International Realty’s Sarasota-Downtown office, recognizes this trend.
 
“We’re seeing a growing number of homeowners proactively enhancing their properties with impact-rated windows and doors, motorized or accordion-style hurricane shutters, raised foundations where possible, and breakaway walls in ground-level construction,” she says. “These features are especially appealing to today’s buyers, who are increasingly focused on safety, preparedness, and peace of mind.”
 
Berger’s listing at 7333 Point of Rocks Road meets the criteria of storm-conscious consumers. Situated on a half-acre homesite in Siesta Key, the four-bedroom, three-and-a-half-bath estate is solidly built of concrete and steel and includes a generator and impact-rated windows and doors. “Top of our priority when featuring a home is elevation, storm protection and where the home is situated with the FEMA flood zones,” he says. “This impacts insurance availability and costs.”
 
Bates is the listing advisor at 2211 South Winds Drive, which is ideally situated at an elevation above FEMA levels. Set on a picturesque .75-acre lot in Aqualane Shores, the modern marvel encompasses four bedrooms, four-and-a-half baths, and nearly 5,500 square feet of interior living space.
