A home going pending in 16 days in a market averaging 97 days on market gets attention.

But the most important part of the story isn't the number.

When I was preparing 1578 Heights Court for sale in the Estates of Marco Island, the strategy began well before professional photography, marketing or the listing going live.

A Successful Launch Begins Before the Listing Goes Live

One of the biggest misconceptions about selling a home is that marketing begins when the listing appears online.

I believe it begins much earlier.

Before launching 1578 Heights Court, we looked at the property through the eyes of the buyer we wanted to attract.

What needed to be removed?

What needed to be refreshed?

How could the home show at its best?

Which features deserved greater emphasis?

An experienced local agent should also understand the differences the spreadsheet doesn't necessarily show: waterfront quality, exposure, boating access, view, lot characteristics, elevation, condition and how buyers perceive one location relative to another.

That context is especially important in a nuanced waterfront market like Marco Island.

The First 21 Days Matter

I believe the first 21 days of a listing are disproportionately important.

When a property launches, it enters the market in front of the largest concentration of potential buyers already searching within that category.

The goal should be to capitalize on that attention, not test the market with a price we already suspect buyers won't support.

That wasn't simply a fast sale.

It was the result of preparation, positioning, pricing and execution working together.

Average Market Statistics Don't Determine Your Outcome

A 97-day market average is useful information.

But an average doesn't determine what will happen to an individual home.

Some properties sell considerably faster. Others remain available far longer.

We can control preparation.

We can control presentation.

We can control pricing strategy.

We can control marketing.

And we can control how effectively the property's value is communicated to the market.
