I hear variations of this frequently.
But I don't think that fully describes what is happening in Marco Island real estate.
The market isn't simply slow.
It's selective.
1578 Heights Court provides a recent example.
The Estates of Marco Island waterfront property went pending in just 16 days in a market where average days on market was approximately 97.
Why?
Not because buyers suddenly stopped being selective.
Because we gave them a compelling reason to act.
Buyers Are Still Buying
Today's luxury buyer has choices.
That changes behavior.
When inventory increases, buyers become more discerning about condition, location, pricing and overall value.
Properties that require substantial updating, have unresolved maintenance questions or launch at pricing buyers cannot reconcile with competing inventory may take longer to sell.
Meanwhile, a well-prepared property offering immediate lifestyle appeal at a price buyers perceive as reasonable can behave very differently.

Luxury Buyers Are Buying Time
Many Marco Island luxury buyers are purchasing a second or seasonal residence.
Their most valuable asset may not be money.
It may be time.
They don't necessarily want to spend the next year coordinating contractors, renovations and improvements from another state.
They want to arrive and enjoy Florida.
That means clean, thoughtfully prepared and well-presented homes can have an advantage.
Before bringing 1578 Heights Court to market, we invested in preparation, clean-out and staging so buyers could focus on the property's lifestyle and underlying real estate.
Location Still Wins
Preparation cannot manufacture a great location.
1578 Heights Court already possessed several compelling characteristics: a half-acre homesite, 125 feet of waterfront, deep-water direct Gulf access and a location just three homesites from open water.

Marketing a luxury property isn't simply showing beautiful rooms.
It's communicating value.
Price Creates Urgency
There is an important distinction between pricing a property to sell and underpricing it.
Intentional pricing means understanding where the property fits within the market and creating a value proposition buyers can recognize.
That requires studying recent sales and current competition.
If a buyer sees your property and thinks, "I need to see this before someone else buys it," you've created a very different dynamic than if the buyer thinks, "I'll wait and see if they reduce the price."

Don't Let the Average Define Your Property
Market statistics provide essential context.
But averages combine very different homes, locations, conditions and pricing strategies into one number.
The average doesn't determine your outcome.
Strategy influences your outcome.
Preparation matters.
Presentation matters.
Pricing matters.
Marketing matters.
Local expertise matters.
Today's Marco Island buyer is willing to act when the property and value align.
That's why I don't believe the market is simply slow.
It's selective.
