Naples and Marco Island Rank No. 1 in Realtor.com's Latest Luxury Housing Report: What It Means for Buyers and Sellers

National Recognition for Naples and Marco Island

What makes a luxury real estate market truly desirable?

For some buyers, it's waterfront access and extraordinary architecture. For others, it's privacy, lifestyle, community, or the opportunity to put down roots in a location that offers an exceptional quality of life.

A newly released Realtor.com report suggests that another important factor deserves attention: education.

On October 14, 2026, Realtor.com published its latest analysis, High-End Homebuyers Are Flocking to Areas With Top-Rated Public Schools—Here's Where, identifying Naples–Marco Island, Florida, as the No. 1 luxury metropolitan market in the nation for average public elementary school ratings associated with luxury home listings.

While the ranking highlights educational quality, the report also reveals something significant about the broader luxury housing market in Southwest Florida.

At a time when national luxury listing-price thresholds have been declining, Naples and Marco Island continue to distinguish themselves.

For those of us who live, work, and invest in this market, the findings reinforce an important principle: The value of luxury real estate extends well beyond the property itself.

Naples–Marco Island Earns the Nation's Top Ranking

According to Realtor.com's September 2026 Luxury Housing Report, the Naples–Marco Island metropolitan area achieved an average public elementary school rating of 9.3 out of 10, the highest among the luxury markets analyzed.

The study evaluated public elementary school ratings associated with active luxury home listings, using information from GreatSchools.org.

The findings included several notable statistics:

  • No. 1 nationally: Naples–Marco Island ranked first for average public elementary school ratings associated with luxury listings.
  • 9.3 out of 10: The region's average elementary school rating among the luxury listings studied.
  • $3.69 million: The approximate listing-price threshold for the top 10% of homes in the Naples–Marco Island metropolitan market.
  • 33%: The share of active listings priced at $1 million or more.
  • 8.9%: The year-over-year increase in the region's luxury listing-price threshold.

These figures represent the broader Naples–Marco Island metropolitan area, rather than Marco Island individually.

The report is particularly noteworthy because it demonstrates how education and luxury real estate can intersect in markets known for their lifestyle appeal.

However, school ratings are only one consideration. They do not independently determine property values, and buyers should evaluate schools based on their individual priorities.

A Luxury Market Moving Differently From the National Trend

Perhaps one of the most interesting findings in the report has little to do with schools.

Nationally, the threshold for luxury home listings declined 3.6% year over year in September 2026.

During that same period, the Naples–Marco Island luxury threshold increased 8.9%.

This distinction deserves attention.

The luxury threshold measures the listing price at which the most expensive 10% of homes begin. It is not the same as a median sale price or an appreciation rate for individual properties.

Nevertheless, the contrast demonstrates why national real estate headlines cannot always be applied directly to local markets.

Naples and Marco Island have characteristics that distinguish them from many other luxury destinations, including waterfront geography, established residential communities, recreational amenities, and a broad selection of luxury property types.

The report also identified a median of 127 days on market for the region's top-tier luxury listings, approximately 32 days faster than the previous year.

This is not evidence that every luxury home is selling quickly. Rather, it underscores the importance of understanding individual market segments, property characteristics, and pricing.

As I often tell my clients, the market isn't slow. It's selective.

Today's buyers are evaluating properties carefully, and understanding what makes a home and its location distinctive is essential.

Marco Island: More Than a Waterfront Destination

Marco Island is often recognized for its beautiful beaches, exceptional boating, waterfront estates, and proximity to the Ten Thousand Islands.

These attributes are central to the island's appeal.

But what makes Marco Island particularly interesting is how its natural environment, residential character, and community amenities come together.

The island offers a lifestyle that can be difficult to replicate elsewhere.

Residents enjoy access to the Gulf, boating and fishing opportunities, waterfront dining, outdoor recreation, and a community with a distinct island identity.

Marco Island is also home to Tommie Barfield Elementary School, which received specific recognition in the Realtor.com article.

The school serves students from prekindergarten through fifth grade and offers academic and extracurricular opportunities within the local community.

For buyers researching a move to Southwest Florida, educational resources are another important part of evaluating the area alongside housing options, recreation, transportation, and everyday conveniences.

And for those considering Marco Island as a primary residence rather than a seasonal retreat, understanding the full range of community amenities can help inform a long-term decision.

Why Location Matters in Luxury Real Estate

Luxury buyers are rarely evaluating a home based on square footage alone.

They are considering the complete ownership experience.

On Marco Island, that may include direct Gulf access, water depth, boating convenience, privacy, lot size, elevation, architectural quality, and proximity to the beach.

In Southeast Naples, priorities may include golf communities, preserve views, resort-style amenities, newer construction, or convenient access to shopping and dining.

The specific considerations vary by property and individual preference.

What remains consistent is the importance of location.

A beautifully designed home may offer extraordinary features, but its surrounding environment and the lifestyle it supports are equally important components of its appeal.

This is particularly relevant on Marco Island, where waterfront orientation, boating access, and property characteristics can create substantial differences in value, even between homes located on the same street.

Two luxury homes with similar square footage may represent entirely different ownership experiences.

Understanding those distinctions is where local market expertise becomes especially valuable.

What This Means for Marco Island and Naples Home Sellers

For homeowners considering selling, the Realtor.com report offers an important reminder.

A successful luxury marketing strategy should communicate more than the physical attributes of a property.

Of course, buyers need to understand the home's architecture, condition, floor plan, finishes, and amenities.

But they also need to understand what makes the location distinctive.

That may include waterfront access, surrounding views, nearby recreational opportunities, community amenities, and the practical considerations that influence ownership.

The goal is to present a complete picture of the property and its setting, supported by accurate information.

For a waterfront estate on Marco Island, that means explaining the details of boating access, dockage, lot characteristics, and outdoor living.

For a condominium, it may mean highlighting building amenities, maintenance considerations, security features, and the convenience of the location.

And for buyers evaluating the broader community, providing access to reliable information about schools and local resources can be equally useful.

Luxury marketing is not about reaching everyone.

It's about communicating the right information to the buyers who will recognize the property's value.

What This Means for Buyers Relocating to Southwest Florida

For buyers comparing Marco Island and Naples with other luxury destinations, national rankings can provide a useful starting point.

But purchasing real estate requires a more detailed understanding of the local market.

Beyond price and property condition, buyers should consider factors such as:

  • Waterfront access, boating restrictions, and dock capabilities
  • Property elevation, flood zones, and insurance considerations
  • Community regulations and ownership costs
  • Architectural quality and long-term maintenance
  • Nearby amenities, recreation, and educational resources
  • Comparable sales and the property's position within its market segment

These considerations become especially important when purchasing a luxury waterfront home, where seemingly small differences can have a significant impact on both the ownership experience and resale considerations.

The objective is not simply to identify an impressive property.

It is to make an informed purchase that aligns with the buyer's priorities.

The Bigger Picture: Why Marco Island Continues to Stand Apart

The latest Realtor.com report provides another opportunity to recognize what makes Southwest Florida such a distinctive luxury real estate destination.

Our region combines an established luxury housing market with a remarkable coastal environment and a range of community amenities.

And while the national report highlights public elementary school ratings, its broader findings reinforce the importance of understanding local market dynamics.

Luxury real estate is never simply about price.

It is about location, scarcity, property characteristics, lifestyle, and the many details that contribute to long-term desirability.

For Marco Island in particular, those details matter.

As an island with limited opportunities for new land development, its waterfront geography and established neighborhoods cannot simply be recreated elsewhere.

That does not mean every property will appreciate or outperform the broader market. It means buyers and sellers should recognize the individual characteristics that differentiate one property from another.

The most successful real estate decisions begin with understanding not just what a property offers, but why its location matters.

And that is a story worth telling.
